Springfield, IL (CAPITOL CITY NOW) – Home sales in the State of Illinois are in a good news, bad news situation.
The Illinois Association of Realtors says home sales in April fell 3.4 percent from the same period a year ago. 11,308 homes were sold last month, compared to 11,705 in April, 2024.
That’s the bad news.
As realtors see it, inventory has gone up, as had the median home sale price — now at $310,000. That’s a 6.2 percent hike from the same period a year ago.
“Illinois’ housing market in April reflected a measured pace, with home sales softening slightly compared to last year, down 3.4 percent statewide, while prices continued their upward climb,” said Tommy Choi, Illinois REALTORS® 2025 President, in a news release. “The statewide median price rose 6.2 percent to $310,000, underscoring strong demand despite tighter affordability. Buyers are adjusting to elevated interest rates by focusing on value and long-term stability, and motivated sellers are meeting the moment by pricing strategically. With inventory rising modestly and days on market inching up, we are entering a more balanced spring season where preparation and pricing matter more than ever.”
Home sales in Chicago also dropped, but the median price there also rose.
